Homeowners never pay — no fee, no account, ever. Pros pick the tier that matches their volume: list free and pay only when a job closes, or pay a small monthly that buys the success fee down. No up-front contact fee, no shared requests, no annual contract.

The math below is honest. We charge contractors a success fee on closed work so we can keep the homeowner side free and refuse to sell anyone’s contact information. The membership tiers buy down that fee for pros who do more volume — they are not charges for names or phone numbers.

A Covered Work Pass is not a Michigan state license. LARA-required work still requires the proper state license; HouseTom can help you understand the path, but we do not relabel unlicensed work as licensed.

The success fee, by tier

You only owe a fee on work that actually closes.

There is no up-front contact charge and no minimum fee — it’s a pure percentage of the closed job. Higher tiers pay a smaller percentage. Here’s what each tier owes at a few common job sizes.

HouseTom skips the shared-request bill.

Shared-request marketplaces charge for access before the contractor knows whether work will close. HouseTom charges after closed work, so the bill is tied to revenue instead of hope.

If a $50 paid shared contact closes one time in five, it costs $250 per won job. If a $100 shared contact closes one time in five, it costs $500 per won job. A HouseTom Pro pays 4% only after the work closes: $200 on a $5,000 job or $400 on a $10,000 job. Same homeowner. No shared requests. No bill for work you did not win.

Why we charge anything at all

So the homeowner side can stay free and we can stay honest.

We verify Michigan LARA licenses where the work requires one. Handyman-style workers will be background-checked before their first job. We run the calendar engine. We build and update the Fair Price Index. We pay for the servers and the people behind them.

That work costs money. The choice for any local marketplace is to charge homeowners, to sell phone numbers, or to charge contractors a fair success fee. We chose the third one. It is the only model that lets us stay free for the homeowner and refuse to sell anyone’s contact information.
